Maintaing Your Property and Knowing the Guidelines
As the season begins to change and the weather starts to warm up, some of the many challenges of owning a home is maintaing it and the property associated with it and there are zoning regulations and building codes put in place by Howard County and the State of Maryland that must be followed when making changes both inside and outside of the home. Along with these regulations and codes, the Community HOA board also takes part in establishing a common set of guidelines that the community it governs, must also follow when the homeowner is part of the Homeowners Association.
Riderwood Homeowners Association Board of Directors are in the process of gathering information related to this topic and are diligently trying to get this information posted here on this site so that Riderwood homeowners will have an understanding of what they must do before they decide to make any changes to the outside of their home. This includes erecting fences, painting, building decks & sheds, installing storm doors, putting up hedge and shrub barriers and various other projects that may not have been mentioned in this list of common outside projects. Making changes without first checking with the board could end up costing the homeowner wasted time and money because the changes made could be rejected and require the homeowner to make additional changes to conform to the guidelines that have been established or completely remove or change things back the way they were. Reasons for establishing these guidelines from a HOA perspective is mainly to help the community maintain a high and favorable resell property value as a whole and to portray a safe, clean and organized decor among all of the residences in the Riderwood Community.
Soon, someone from the board will take a walk around the Riderwood Community and check to make sure all homeowners are properly maintaining their residences and any changes made are in compliance with HOA, County and State guidelines. Should any residence be found not to be in compliance, the homeowner will be notified by the Riderwood HOA Board and information given as to what was found to be non-compliant and what steps must be taken to correct the problem. Additionally, quarterly HOA dues must be kept current by Riderwood homeowners so that projects associated with maintaining the common property areas in the community can be properly serviced. These services would include cutting the grass and mulching, re-painting the curbs and assigned residential parking spaces, maintaining trees and shrubs in common areas, erecting a Riderwood Community Sign identifying our Community (future project) and many other similar projects.
