Erecting Fences and other Exterior Changes on your Property

Every homeowner at some point, will want to modify their home externally to satisfy the comforts and preferences they may aquire as time passes on and that is part of the dream of owning your own home. However, when living in a community with an established Home Owners Association, there are certian guidelines and procedures one must follow before making any changes to the exterior of their home and or property,  including color that must not change (exterior property color schemes) and this is what we will focus on for now. Some of the reasons for having these guidelines are; to make sure the changes made don't negatively affect the general appearance, continuity and or over all property value of the community, to make sure the changes are generally safe for the community and to make sure the changes meet local city, county and state building codes and regulations the homeowner may not be aware of. BEFORE any changes are made to the exterior of a homeowers property,  such as erecting approved fences, storm doors, patio's, decks or any other type of structures, they must follow this procedure;

1.) Download and fill out the Village of Owen Brown Exterior Alteration Application, along with a plot schematic drawing detailing your property lines in conjunction to where the alterations will be made and a picture of the fence, deck or other object being petitioned to be erected.

2.) Submit the signed application and the other documentation to;

Riderwood Community Association

c/o Crest Property Mgt Co, Inc

5525 Twin Knolls Rd. - #326

Columbia, MD  21045

 The application will be forwarded to the Riderwood HOA Board of Directors for observation and discussion.

3.) If required, the application may be forwarded to the Owen Brown Community Board for approval. If not approved by either the Owen Brown Community Board or the Riderwood HOA Board, the application will be returned to the homeowner with an explanation of why it was not approved.

4.) If approved by either the Owen Brown Community Board or the Riderwood HOA Board, the application will be forwarded back to the homeowner and the homeowner can proceed with the exterior change by following the Ridewood community covenant guidelines.

In general, the Riderwood HOA Board makes the final decision.
